The property press continue to speculate that the housing market is slowing down, however, they clearly need to add the important caveat of not in Shepherds Bush - even over the holiday period which is traditionally a slower time - the desire for family houses has remained buoyant and we have seen an incredible demand for property – and with autumn fast approaching there will be more supply and a better selection for buyers but there is still not enough stock.
This does go to show that the market often has its own ‘micro-climate’ and an accurate opinion needs to be based on the area you are actually looking to sell or buy in - and in Shepherds Bush the property climate is very pleasant, thank you. In fact we had a record month in July at Kerr & Co. – ironically this occurred when Chris Kerr was actually away for his 50th birthday so he was sent a text telling him not to trouble himself coming back!
What is clearly attracting people to the area is that it is a prime, up and coming and vibrant spot with investment flowing in – such as in the Goldhawk Road area with a £4m facelift and the extensive Shepherds Bush Market redevelopment. Added to this the latest school results were published - including the new Hammersmith Academy in Cathnor Road - that exceeded expectations and certainly encourages buyers.
As well as a full range of properties and choices, from 1 bed flats to large family homes, we also delight in dealing with the unusual and rather fabulous properties that we occasionally put up for sale. Two great examples of these were a 4,000ft studio house in Wendell Park - priced at £2m - and a rather unloved but glorious 4 story Victorian house, just off of Goldhawk Road - priced at £1.55m - for a family wanting a fantastic project.
Whatever your budget, and whether you are buying or selling property in Shepherds Bush, it is important to invest your precious time and money with a trusted independent agent who know the local market - as we at Kerr & Co. are and do - and who promise to get you moving to where you want to be.
