Estate agents and sellers need to work harder and harmoniously to attract serious buyers and only a professional, experienced agent will give you the service, sensible and practical advice to help you every step of the way.

In a challenging market, more agents are looking for your business - but how many have the tools to deliver what they say or are willing to put in the time and effort in helping you with your next house move. The surge of 'Online and Hybrid Agents' is coming to its natural conclusion, the market has cooled the realisation that an 'Upfront Fee' whether it sells or not is not ethical nor practical. A property chain can be 2 sellers or 6 sellers or more, each sale having its own complexities with personal circumstances all needing attention and patience. Vendors choosing a 'internet agent' are often left sorting issues out, but still responsible for  a fee to pay and the stress of a sale not progressing

Sellers really must do their own research, shop around and ask themselves pertinent questions : have I chosen an agent with the relevant experienced staff, have they provided a fair and realistic valuation based on hard comparable evidence of current market price, are they motivated to sell and give constant feedback on viewings and offers and do they have a good rapport with the buyers?

Choose your agent through recommendation and honest reviews -  there has been a rise of some agents using marketing gimmicks such as free vouchers or dinner for your details. Ask around and visit your estate agents office to meet the staff and see what service you will be offered, call and make an appointment to come and see them - after all they will be visiting you in your home - make sure you visit their offices!
