Real Life Success Stories - Townhouse Recording Studios - Redevelopment to 12 Contemporary Mews Properties - London W12

Townhouse Mews is a Heritage Property Development of 12 unique contemporary houses in West London.   The original building was the renown historic and highly regarded Townhouse Recording Studios on the Goldhawk Road Shepherd's Bush.  These studios made history for some of the biggest stars and recorded the UK’s most iconic records from Queen to Kate Bush, Phil Collins to Elton John and Robbie Wiliams to Coldplay.  Its central location and strategic links to the music and creative industy, made it a world class recording studio moments away from the BBC.

Property History

Townhouse Recording Studios was the inspiration of Richard Branson who at just 28 years old was the entrepreneur behind the purchase.  He bought the building in 1978 as part of his Virgin Records label and created 4 unique recording rooms each with their own acoustic sound within the studios.  It was popular for over 30 years and was identified as one of the most famous recording studios in the world.

Branson sold his Record business to EMI in 1992,  Townhouse studios formed part of that deal, and the studios continued to make major recordings.  World class artists recorded at the studios, Queen, The Jam, Kate Bush, Phil Collins, Sting, Duran Duran, Kylie Minogue, Oasis, XTC, and Cold Play were just a few.  In 1997 Elton John recorded Candle in the Wind for Princess Diana Funeral, which became the fastest selling single of all time.  So solid were the recording rooms – the famous ‘Stone Room’ was home in the recording of the iconic intro of Phil Collins ‘In The Air Tonight’ drum solo.

The Sanctuary Group took over the ownership of the studio in 2002 and announced that the studio would cease operations in 2008.

The studios took a new direction when it was sold to Irish property company Perpetuum in 2014.  Shepherds Bush was changing the newly built Westfield Shopping Centre and the regeneration of Shepherds Bush Green was attracting more families into the area.  By transforming the building into a modern contemporary complex of mews houses Townhouse could continue its history as a unique modern development for the next generation of young families and professionals.

Designers Granit Architecture and Interiors Project Managers oversaw the conversion of the former studios into luxury town houses and the mews development.  Their brief was to design and convert the property that considered the iconic history of the building while creating homes in Shepherds Bush West London which had long established strong creative and media roots in the area.

The Properties

The Mews of Properties are situated on the corner of St Stephen’s Avenue and Godolphin Road.  The bespoke arrangement of these 12 elegant, modern mews homes discreetly positioned behind a gated entrance, offering a private and secure environment.  Each property set over four floors comprised of four en-suite bedrooms, two reception rooms and an open plan kitchen/dining area.

Some of the properties offer their own quiet courtyard, terrace and private roof terrace.  Each property had its own magnificent open plan kitchen/dining and reception room, a utility room and guest cloakroom.
with underfloor heating throughout.  Each house has been designed with modern family life and effortless entertaining at heart of its brief.  Every house benefit from a mass of natural light from the huge high ceilings and a bespoke designer kitchen which all have integrated appliances and a breakfast bar for informal, everyday family-dining.

Each house was given its own unique identity from stylish, suspended wood and glass staircase, to, galleried reception rooms that overlook the ground floor, to indoor courtyards and significant roof terraces with sweeping views and roof tops of across West London.

Kerr and Co - What We Did

Chris Kerr, Director of Kerr and Co, originally met the owners from Perpetuum in 2015.  The properties had been on the market with another high street corporate estate agent for many months and had been unsuccessful in their marketing and understanding of the development.  Kerr and Co Residential was entrusted with the Mews development, Chris said of the instruction “As the local Independent Agent Perpetuum chose us as he felt a local more specialised approach was more fitting to market these unique homes.  The feeling was mutual, as an agent in the Shepherds Bush and Hammersmith area for over 25 years at the time, Kerr and Co felt more connected and could offer higher end, targeted and bespoke marketing for these exquisite homes”.

Kerr and Co commissioned professional photos and produced a quality brochure to help fully market the development.    Chris Kerr felt the townhouses were a real jewel in the history of the area full of character with some bespoke features, generous rooms and creative indoor and outdoor space. Chris added “These properties are ideal for families or downsizers wanting a base in London next to suburb shopping, leisure and transport links all these factors making Townhouse Mews a fantastic place to live.”

The Result

All the properties each had bespoke marketing brochures and marketed on their own unique attributes and qualities; multiple viewings and a selection of offers were agreed resulting in the sale of all 12 properties in the development, as well as managing rentals and resales.

What Our Client Says...

" After being on the market with corporate high street agent for several months, our development was getting very little interest and we were getting very little feedback from the Agent.  I then instructed Kerr and Co who knew of the development, its history and was genuinely excited about our unique and high-end product. Kerr and Co’s history and knowledge of the area were well placed to market this heritage development as they understood its history and importance to the area.

As soon as Kerr and Co were on board, I had a sense that the properties were reaching the right applicants and there were multiple viewings. The viewings were made in a timely way so that each applicant could view the right property for them and their pricing was right. The team always gave me honest feedback from viewings and I was in regular contact with Chris Kerr .

The team managed every aspect of the process from valuation to viewings and then the eventual offer through to the very final stages of completion.  They managed it all from the last-minute tasks for me which was invaluable especially at times when I wasn't around.

What stood out for me was that Kerr and Co achieved all my expectations and more because the owner and Director of the business along with their experienced employees were on call at every stage; this really singles them out in such a competitive market in West London.
