No, not Monopoly but “Find a Property". This game involves searching through the property portals for a new property immediately after Christmas. 'The Christmas Effect' has overtaken the Spring as the best time to market your home on the main portals. We already have instructions set to be launched on 26^th December due to this demand. We have seen traffic on our website increase over successive Christmas’s, with Boxing Day being the most popular day to search. We expect this year to surpass all records, with a combination of more people at home and seeking change, as confidence in the property market has undoubtedly risen.

Whilst 2020 and 2021 have been singularly the most challenging times it has also been one of the most rewarding. We have assisted more first-time buyers and helped more families move after years deliberating. With demand out stripping supply what will 2022 hold for the Shepherd’s Bush and Hammersmith housing market? The last 18 months haven't changed the imbalance between supply and demand, there is still an appetite for bigger homes in the wake of lockdown restrictions, there is never enough stock of good quality homes, especially in the numerous outstanding local schools catchment areas.

Demand continues to be driven by the shift in working habits predominantly shaped by the pandemic. Recent statistics show 22% of people still want to move, significantly higher than the typical 5% in a normal market. The pandemic-induced search for work and outdoor space has expanded the prospects for many to look further afield with better leisure options. For the short to medium term we don't see that changing however, there may be some levelling off given that the rising cost of living and the prospect that there maybe a rise in mortgage rates and taxes will have some impact on the housing market.

The property market in Shepherd’s Bush and Hammersmith, is still a hot spot in West London. We have increased our strong market share and accordingly to Rightmove are the number one agent for properties sold, properties on the market and have grown in other areas including property management and lettings.
