New Year Sales Market Remaining Strong and Resilient


January and February has taken off with a flying start, the market has remained strong as we approach spring which is often the busiest time of the year .  We are excited to have a number of great quality buyers looking to move in the coming months.   However, if you were one of the many sellers who put their home on the market last year and you haven’t yet found a buyer, don’t be dishearten – our 30 years of experience and knowledge understands that the process isn’t easy.

So, how can you best take advantage of this activity and make sure your home attracts and secures the perfect buyer?

Here’s our round-up of five positive steps you can take right now to revamp your marketing strategy and ensure this is the year you move on and make a fresh start in a new home.  How property is marketed is integral to how successful a sale will be delivered,- Instagram reels don’t sell a house – targeted marketing, research negotiation and a detailed understand of buyers and seller requirements, as well as expectations are all part of good estate agency.

 
1.Take a Brief Rest From The Market
In our experience, a home tends to generate the greatest interest from buyers in the first two to three weeks that it’s on the market.  However if your property has not generated enough interest after a flurry of activity, those who have been looking for a new home may see your listing, as not sold may make it less desirable, as you become more reliant on new buyers starting their search.
Our advice is to take a break just for a few weeks, in order to reignite interest. Give the market time adjust to the new properties and wait for new buyers to enter the market, as agents we still have your details and if a suitable buyer registers then we can contact you .  Alternatively  after a few weeks rest we can  relaunch your home with some fresh marketing.

 
2. Review Feedback From Viewings
Feedback from potential buyers who have viewed your home can often be incredibly useful. Finding out what they liked and what didn’t appeal so much helps both you and your agent understand your target audience and what they expect.    If several buyers have highlighted the same points, look at whether there’s anything you can do to change those things and make your home more attractive to buyers.  Kerr and Co can advise on what is priority and essential and can help with layout .


3. Style Your Home For The Season 
As we move out of the winter into the spring giving your home a crisp new look can be cheap and refreshing .  Replace dark shades of with lighter fabrics. White bed linen, clean windows, surfaces decluttered and curtains / blinds well drawn back to let as much daylight in as possible . Freshly cut flowers and leafy plants, and large pillar candles and storm lanterns are excellent to give a room a more subtle, mood enhancement in especially in the darker afternoons and evenings.   Finally, think how your furniture is positioned – by adding a statement piece to a room can give a wow factor or removing a chair or table can make a room feel more spacious and inviting to potential buyers. 
 
4. Refresh Professional Photographs
Its important to be happy with the styling of your home, professional photographs can make all the difference to the success of your home’s marketing and getting it noticed by the right buyers. By having your photos redone will  not only ensure your images look current and in line with the season, but if you’ve taken a break from marketing, it means you can relaunch with an entirely new portfolio of stunning shots and potentially attract buyers that might not have noticed your home before. 

5. Update Your brochure
Once you’ve had new photographs taken, your brochure will need updating anyway, so this is your opportunity to make any other changes that could help attract that perfect buyer. Kerr and Co are experts in getting your marketing material just right to launch your property . They recommend that

  • The broucher is written in a informative, enthusiastic tone and is full of descriptive and emotive adjectives to capture the buyer’s imagination.
  • There is a floor plan that includes room dimensions and the overall floor area and shows the orientation of your home.
